Key responsibilities: Build and maintain strong relationships with existing and prospective clients to help broaden Nuveen's institutional client base across Greater China, including coordinating and leading periodic investment catch-ups with investors. Prepare sales and consultant leads for external client meetings, collating relevant background on prior engagements and prospect\u002Fclient information. Coordinate and lead key client and prospect meetings and events, attending as required and driving ongoing engagement to strengthen existing relationships. Manage client and consultant requests and communications, ensuring timely and consistent follow-through. Identify opportunities and support pipeline generation across Nuveen's investment capabilities, including through conferences and networking events. Coordinate the Request for Proposal (RFP) process, partnering with investment affiliates to ensure appropriate coverage across investment products and solutions. Maintain and enhance client and internal data in systems, ensuring accuracy and consistency across platforms. Support the preparation of business planning and strategy materials, including materials communicating the Greater China distribution plan internally. Deliver standard reporting and data management across business channels. Qualifications & Experience Required Asset management background preferred with a good understanding of the Greater China market including key industry trends and developments. Overview of the Role: The Real Estate Portfolio Management Senior Associate is responsible for supporting the day-to-day management of real estate funds, contributing to fund formation initiatives, and coordinating platform-wide reporting, budgeting, and data management across the APAC region. Working independently under minimal supervision, this job is responsible in real estate for aspects of financial analysis, investor reporting and presentations and contributing to prospective investor marketing and due diligence. The role works closely with cross-functional teams across the broader Real Estate team, and requires strong financial modelling, analytical, and communication skills. Key Responsibilities: Fund Management and Platform Fund Management Oversee fund model management and deliver regular fund reporting on a quarterly and annual basis. Support the preparation and coordination of Investment Committee memoranda, AGM\u002FIAC materials, and client pitch presentations. Assist with fund budgeting, and contribute to transaction-related activities including market research, deal screening, underwriting, and investment due diligence. Lead the creation and coordination of roadshow presentations, and manage data collection and maintenance for APAC real estate holdings and track records. Support global data migration efforts through APAC-specific data cleansing initiatives. Coordinate internal reporting and budgeting activities across APAC Fund Management teams, and assist with the preparation of quarterly board meeting memoranda. Develop and maintain APAC budgets and financial forecasts. Fund Formation Conduct research on market white space opportunities and coordinate across cross-functional teams to support the development of new investment strategies using both top-down and bottom-up analytical approaches. Create presentations and supporting materials for proposed strategies, and build early-stage fund and deal financial models. Support client pitches, due diligence processes, and data room preparation, as well as internal reporting and presentations, and budgeting activities. Support industry, market, and property-specific research as well as competitive fund analysis to remain ahead of trends and developments impacting the real estate investment management business. Qualifications, Competencies & Experience Required Bachelor's degree in Finance, Real Estate, Economics, Accounting, Business, or a related discipline. 5+ years of relevant experience in private equity real estate, portfolio management, asset management, acquisitions, underwriting, investment banking, or a similar investment-focused role. Familiarity with APAC real estate markets is preferred; exposure to markets such as Japan, Hong Kong is an advantage. Strong financial modelling, valuation, portfolio analytics, and quantitative analysis skills, with the ability to interpret investment and asset-level performance. Advanced proficiency in Excel required; experience with real estate analytics tools such as Forbury, ARGUS, or equivalent platforms preferred. Understanding of fund structures, investor reporting standards Strong written, verbal, and presentation skills, with the ability to communicate clearly with internal stakeholders, senior management, and external partners.
